Emaar Dubai breaks all records in 2025 as revenue jumps 40pc and profit surges

Strong demand lifts development, retail and hospitality performance

DUBAIEmaar Properties PJSC has reported its strongest annual performance to date, posting record revenue, sales and profit for the financial year 2025.

The Dubai-listed developer said results were driven by sustained demand across its core business segments and continued momentum in domestic property markets. Growth was supported by its diversified portfolio spanning development, retail, hospitality and international operations.

According to the company’s full-year results, revenue reached Dh49.6 billion ($13.5 billion), marking a 40% increase compared with 2024. The rise was primarily attributed to the solid performance of UAE operations and successful new project launches across major master-planned communities.

Financial highlights

Emaar recorded its highest ever EBITDA of Dh25.6 billion ($7 billion), up 33% year on year, supported by operational efficiencies and healthy margins across business lines. Net profit before tax also reached a record Dh25.7 billion ($7 billion), reflecting a 36% annual increase.

Property sales for 2025 climbed to Dh80.4 billion ($21.9 billion), up 16% from Dh69.5 billion ($19 billion) in 2024. The company said demand remained strong for both established communities and newly launched developments, contributing to the record figure.

Sales momentum

The surge in transactions pushed Emaar’s revenue backlog to Dh155 billion ($42.1 billion) as of 31 December 2025, a 39% increase year on year. The backlog provides forward revenue visibility and is expected to convert into recognised income over the coming years at stable margins.

Following its dividend policy announced in December 2024, and backed by the latest results, the board of directors has recommended maintaining dividends at 100% of share capital for 2025.

Development arm

Emaar Development PJSC also posted record numbers during the year. Property sales reached Dh71.1 billion ($19.4 billion), up 9% compared with 2024. Revenue rose to Dh27.5 billion ($7.5 billion), representing 44% growth, while net profit before tax increased 52% to Dh15.5 billion ($4.2 billion).

Combined with other UAE-based development operations, including Dubai Creek Harbour, total group revenue from property development in the UAE reached Dh36.4 billion ($9.9 billion).
